ALLIGATORS

It is illegal to feed alligators in the state of Florida.

Animals must be at least 4 ft. in order to be classified as a nuisance. The Florida Wildlife Commission doesn’t consider smaller alligators as a threat. However, if you feel one less than 4′ is dangerous, they will remove. For more information regarding nuisance alligators, click here.

BASKETBALL GOALS

When not in use, portable basketball goals cannot be left at the street end of your driveway or in a cul-de-sac, as this is a traffic hazard. Permanent goals (black poles with clear backboards) are subject to ARC approval.


BICYCLES

Florida law requires children under 16 years old to wear helmets when biking. Remember to lock your bike!


BOATS

Roadways within Eagle Landing are maintained and controlled by the county. Vehicles parked in the street may not impede traffic flow or hinder the vision of motorists. When parking in driveways, please do not block sidewalk access. Oversized vehicles including, but not limited to, commercial vehicles, boats, trailers, campers, jet skis, recreational vehicles, and motor homes are not permitted on the property unless parked within a garage.

CONSERVATION EASEMENTS

Conservation easements give the St. Johns River Water Management District specific rights to the property without granting outright ownership to the property. These easements are perpetual and are transferred from land owner to land owner. Restrictions are imposed upon these easements whereby they are not to be disturbed, cultivated or developed in any way.

COVENANTS & RESTRICTIONS

The recorded Covenants, Conditions & Restrictions (CC&R) ensure all homeowners follow the CC&Rs such as: properly storing garbage cans and recycling receptacles when not in use, boats, jet skis, trailers, campers, etc. should be stored in a garage, maintenance of yards, control of vegetations, excess debris, signage including bandit signs [corrugated signs on wire holders], advertising signs are not allowed anywhere in Eagle Landing unless approved by the ARC, etc. The complete document can be found on the Community Document page or click here.


DOGS & CATS

For stray animals or barking dogs, please call the Clay County Animal Control (904) 269-6342.

Dogs barking for more than 5 minutes are subject to Clay County Ordinance 15.5 amended in 2010. After hours, call CCSO at (904) 264-6512.

DOG PARKS – Opening February 2021

Dog Park is restricted for use only by Residents, Patrons and their Guests. Voluntarily using the Dog Park evidences a waiver of any claims against the South Village CDD resulting from activities at the Dog Park. The South Village CDD is not responsible for any injury or harm caused by use of the Dog Park.

ELECTRIC POLES -TEMPORARY

Temporary electrical poles are the responsibility of the builder. If the builder fails to remove their temp pole, either contact them directly or call the Sales & Information Office at (904) 291-7200 with your address, name of builder and pole # (if there is one).

FLAGS & FLAGPOLES

Eagle Landing defers to the Florida State Statute regarding the installation and display of the American Flag. The complete statute can be found by clicking here. Flags are NOT permitted on mailboxes nor living trees.


GARAGE SALES

Individual garage sales are not permitted. The HOA permits a community wide sale and vendor expo twice a year – spring and fall. Participating households must register their address with the Athletic Center in order to comply with the HOA.

Individual moving sales in Eagle Landing are allowed only for the purpose of disposing of personal property in conjunction with moving out of a residence.

Tires, furniture, electronic equipment, hazardous waste such as paint, engine oil, pesticides may be disposed at Clay County’s Rosemary Landfill in Green Cove Springs.

GOLF CARTS

Golf carts are not allowed on the bike paths/ sidewalks but have been permitted for street use within Eagle Landing by Clay County. Personal golf carts used on the golf course during play must match the fleet of Eagle Landing Golf Course carts and all golf carts used within Eagle Landing must be registered. Golf carts are not permitted on OakLeaf Plantation Parkway. Operators must be 14 years of age or older to operate.

INVISIBLE FENCES

Please make sure invisible fences are kept on your property line. If a property owner takes the fence into an easement located within the property, be aware that if any work is required in that area, the property owner is responsible for all repairs to the property and the fence. Invisible fences may not extend past the property line, as for example, onto the golf course and CDD property. Also, remember owners are liable for their pet’s actions outside of their property line.

MAILBOXES

Per the Covenants, standards have been established regarding color and style of mailboxes. Eagle Landing mailboxes were designed with solid black receptacles mounted on black posts to maintain continuity throughout the neighborhoods. Mailboxes are the responsibility of the homeowner and should be maintained as needed.


MAILBOX REPAIRS – REPLACEMENTS

For repairs/replacements – Eagle Landing mailboxes are manufactured by Imperial Mailbox Systems. For repairs or installation, please consult your favorite handyman.  Resident Tim Spangler repairs and installs mailboxes in the community – 904-864-6346.

MOTORIZED SCOOTERS/SKATEBOARDS/ATV

From CLAY COUNTY SHERIFF’S OFFICE & STATE OF FL:

It is illegal to operate motorized skateboards, scooters, ATVs (all-terrain vehicles), ROVs (recreational off-highway vehicles),go-karts or similar motorized vehicles on streets or sidewalks.

These vehicles can only be driven on private property with the permission from the owner of the property or on public lands designated for ATV/ROV access. For most individuals this would be their driveway or yard. You may not ride or operate these vehicles on side-walks, bike paths or on the road. Florida law states, go-peds, mini-cycles and electric(e)-scooters are considered motor vehicles. However, because go-peds, mini-cycles and e-scooters are not manufactured to meet the required federal Motor Vehicle Safety Act, they can not be registered for operation on public roadways, even if the operator has a valid drivers license.

In order to legally operate small engine motor vehicles that meet the Motor Vehicle Safety Act, at least a Class E driver’s license and tag/registration are required. They may not be operated on sidewalks or bike paths.

Moving sales in Eagle Landing are allowed only for the purpose of disposing of personal property in conjunction with moving out of a residence. Individual garage sales are not permitted (see Garage Sales).

SOUTH VILLAGE CDD

The SVCDD (South Village Community Development District) board meets monthly and are open to the public. Meetings are held generally held on the first Tuesday of the month at the Residents Club at 6:30pm.

Due to website compliance statutory requirements, SVCDD information such as minutes, agenda packages, budgets, and meeting schedules, are now posted on the district’s official websitesouthvillagecdd.com.


STREET LIGHTS

To report a street light outage, locate the address nearest the light pole and go online at www.clayelectric.com. Use the Master Account: 577966-5. Lamp replacements may take 10-15 business days to complete.

Per the covenants; No party shall cut ANY living tree having a trunk diameter greater than 6 (six) inches in diameter at a height of 3 (three) feet without prior approval. (Article V, Section 14). Dead or diseased trees must be inspected by the ARC prior to removal.
